Overview: This is a 41 unit, 208 bed student housing
project in York Pennsylvania. This will serve Penn State York, York College, York Hospital and The Culinary Arts School. Units will open by
August 2007. This urban loft is a catalyst for neighborhood rejuvenation with
added phases to come.
Details: The project involves extensive renovation to a 1912, 4-story mill
building into loft style apartments and a new building addition with project
cost of $8,500,000 and loans from Susquehanna Bank are in place
and it has a completed value at $11,237,000 when stable.
Financing is in place
and the building purchased. Construction is now in progressing with demo work
completed and new work beginning and work completion planned for summer 2008.
EPG is
providing all development services and John Walsh is 50% owner of the project
with Greg Pellathy at 50% as a part of the APEX Housing Group LLC.
This project is an outstanding adaptive reuse and
urban infill model and will likely be an award winner.
