Projects:
West Chester Commons
This 490 bed, 152 unit property
was developed on former 9 acre industrial site adjacent to West
Chester University.
EPG did acquisitions, design, development,
community work, university agreements, and all local and state approvals. The
ready to build project was sold to Pearl Properties and Walters Group for a
$1,250,000 net gain in 2003 and is currently operated by Walters. The project construction
value was $11,000,000. It is a showpiece model of student housing and urban
edge infill development and always 100% occupied. Project was sold with
approvals on 2004 and continues to be 100% occupied.
University Commons at Mansfield
This project was an extensive renovation to a 1960’s apartment complex
completed in 2004. The project is 48 units and 150 beds with approval and room
to add 24 units growing to 240 beds. E PG managed all design secured all
approvals, negotiated university co-operative agreements, oversaw construction,
secured financing and assisted in initial startup. The project is owned by Ron
Laessig and EPG served as an owner’s rep on
a fee basis. The project value was $9,800,000. EPG
did development on a contract fee basis for the owner and in now working with
the bank who owns the project to work with Mnasfield
University on a eventual master
lease.
Victoria
Gardens
This neo
traditional, age restricted condominium community consist of 48 single family
homes, 60 garden units and a 70 unit assisted living with community clubhouse
and pool and extensive streetscape features. It is located in Kennett
Square, Pennsylvania. EPG
secured the site, did all community designs, secured all approvals, secured
financing, raised capital, oversaw infrastructure and streets construction and building
design and initial unit construction. The project has a value built out value of
$25 million. Daily operations were transferred to Heron Hill Properties in 1994
but we retain a 25% ownership on the development with a completion schedule for
late this year to early 2008.
Prairiewood This is a 41 unit student focused condo
development from a former cardinal industry modular apartment complex in
located in Gainesville Florida
serving University of Florida.
Units are now 100% renovated and 100% sold old and committed with completion of
work in fall 2006. Project value is total sales of $2,800,000. It is owned by a
related party firm Campus Edge Prairiewood LLC with John Walsh as managing
member with EPG doing all development
services on turn-key basis for a fee. This was a very profitable project and we
completed all construction management in house in a CM format. Forty Units are now sold and closed out with one
final closing in early February 2007.
In addition, the company provided CM services and general
construction for various clients and university clients on the Pennsylvania
market in it earlier years since 1996 and when part of a GC firm previous to
its founding.
John Walsh has been actively involved in the GC and CM business
for 25 years with varied construction and development experience in both
renovations and new construction.
